Beech Creek (formerly Beechtree Golf Club)

Size: 250 acres
Project Description: In 1988, James F. Knott teamed with world-famous golf course architect Tom Doak to develop, construct and manage this upscale public golf course and its award-winning clubhouse. After ten years of ownership, Knott decided to close the top-100 rated Beechtree Golf Club to focus on the demands of BRAC (the Defense Base Closure and Realignment Commission).  Knott rezoned part of the property and designed a residential community with close to 800 town and single family homes.  In 2010, prior to starting any construction, Knott sold the land and approvals to another developer.  

Bowling Brook Community

Project Description: Knott developed this 208-acre site, which is a mixture of townhomes and apartments with a community center. Knott constructed the apartments and property infrastructure, handled the sale of the lots and partnered with several national homebuilders to complete the townhomes. Knott currently owns and manages the apartment units as well as the clubhouse.

Centers for Medicare & Medicaid Services

Project Description: Developed through a partnership between James F. Knott Development Corporation and Boston Properties, the headquarters for the Centers for Medicare & Medicaid Services, formerly known as Health Care Financing Administration of the United States, which is comprised of four buildings on 57 acres of land.

Emerson Corporate Commons Office Park

Project Description:
Over the last seven years, Knott has acquired over 186 acres of premier Howard County land and has built 904,000 SF of Class A institutional grade office space for the U.S. Government. Additionally, Knott plans to build an additional 709,000 square feet of office and mixed use product in our second phase of development at Emerson. Knott has worked closely with local and federal government agencies as well as utility providers and private companies, to provide a secure infrastructure to seek specific tenants. Knott partnered with Howard County to restructure real estate owned by both parties. Knott dedicated land to Howard County for a new pumping station while Howard County transferred “open space” and a county owned road to Knott. This, along with significant electrical upgrades to the grid helped Knott secure more than 900,000 square feet of tenant leases between 2008 and 2014, which was during the Global Financial Crisis. This project has added approximately half a billion dollars of value to the Knott portfolio and is currently 93% occupied.
